The latest auction results for Victoria reveal a clearance rate of 59%, reflecting the current state of the housing market. Out of 1,257 auction results, 494 properties were successfully sold at auction, demonstrating a portion of demand in the market. Additionally, 209 properties were sold prior to auction, and 37 sold after, further adding to the total number of successful sales. These pre- and post-auction sales indicate that many sellers are opting to finalise deals outside of the auction process, possibly to secure offers ahead of time or close deals post-auction due to price negotiations.

On the other hand, a significant number of properties remain unsold, with 373 passing in and 144 being withdrawn from auction entirely. These figures highlight the challenges some sellers face in achieving desired sale outcomes. The 59% clearance rate suggests that while there is still consistent interest in the market, buyer caution or price mismatches may be contributing to properties not reaching final bids. This mixed outcome points to a balanced but somewhat restrained property market, with both successful sales and holdbacks.
